Heritage roofing in Hamilton and Niagara
Slate and cedar roofs in the Niagara region are mostly at the age where the fasteners and flashings have failed while the roofing material itself is fine. That distinction is the whole job. Re-nailing slates and renewing copper valleys is a repair; tearing it off for asphalt is a loss that also usually disqualifies the grant.
Heritage roofing here covers slate, cedar shingle, standing seam and pressed metal, clay tile on some institutional buildings, and the copper detailing that makes any of them last: soldered valleys, step and counter flashing, built-in eavestroughs and snow guards. Ask directly whether the contractor solders, because sealant at a valley is a five-year fix on a hundred-year assembly. With only three heritage roofers verified across Hamilton and Niagara, expect a wait, and expect to be offered an asphalt alternative by everyone else you call. On a designated building, take the material specification to heritage staff before you sign anything.
What to ask before you hire
- Can this roof be repaired instead of replaced? Ask for a condition assessment of the existing material before any tear-off quote.
- Do you solder copper valleys and flashings in-house? If valleys are being sealed rather than soldered, the roof will be back on your list within a decade.
- What is the replacement material, and will heritage staff accept it? Confirm the specification with the municipality before ordering, particularly in Hamilton.
Hamilton funds to $150,000, the largest published municipal amount in Ontario, and roofing on a designated property is squarely eligible. Niagara Falls, Niagara-on-the-Lake and St. Catharines run programs with unpublished amounts.
